How to Calculate your Commercial Mortgage

Usually the Interest Rates for a commercial mortgage is Depends on your credit score but around 10 to 12%.

My bank wants to use the 360/365 method to calculate mortgage interest:

Rate ÷ 360 × Loan Balance = Per diem interest

But some of my research indicates that the 360/365 method, while widely used for business loans, is not used for mortgages. Instead, commercial mortgages use the 360/post method, which although more complicated, saves the borrower both principle and interest over the life of the mortgage.

My bank says the 360/365 method is their usual method.

Is it considered accepted practice for commercial banks to use this mortgage calculation method?Is there anyone knowledgeable out there about this who can shed some light?

The fee for mortgage insurance is because the bank is taking on more risk if your down payment is not enough (less than 20% down payment). They want some assurance that they will get their money if you do not make your payments. The 20% cushion is because there are other legal fees involved in foreclosure, and prices can fluctuate, especially since they would likely get less at a foreclosure auction than if they had more time to sell it normally.

I guess it’s partly down to how much of a contingency versus risk couple you are. A: Since we’re dealing with the principal only it’s relatively straightforward arithmetic (and also unrealistic situation!)

30 years * 12 months/year * $200/month = $72,000 is the cost of the house.
To pay this off in 20 years:

$72,000/(20years*12months/year) = $300/month

In fact it’s even more obvious than that because it should be clear that 30 x 200 = 20 x 300

Trial Loan Modification from Chase

1.I was finally approved for the MHA 3 month trial period starting 9/1. The person told me it might well be 4 months same as I been reading on this forum. My 1 month forbearance for July had ended making me more than 31 days late so they could run me through the computer to see if I qualified. It took a few hours of course.

First I tried Collections 800-848-9380 and ended up in a dead end where the phone tree hung up on me after hitting 0. The key to that number is to pretend you want to make a payment (1 I think) and then hit 0. I was told to call 877-419-6490. There I found out they don’t deal with anything unless your payment is more than 120 days late and sent me back to the 9380 number, but with a very important little piece of information.

The person at the 6490 number told me to tell them my account was ready to run through “TMQ” on the computer. When I called collections back they started to send me back again when I said I was told I was ready to be run through “TMQ” she said wait a minute she would talk to her Manager. She came back and said the Manager said OK and asked few questions like what was my monthly income. A few minutes later she ran it through and said I was approved! I asked more than once and was reassured it was the Obama plan. For the next 3 or 4 months my payment will be $1256. instead of $2129., but who knows what happens after that.

2. I also recieved my paperwork which says I have to pay 1929.75 on April 15, May 1 and June 1 for the trial payment and then the actual mod starts. I also talked to the executive team and she tole me that I under the new Obama Plan and that if I can pay that amount on the trial period on time, then my next payment will be either the same or a little bit less than the current amount. No good faith is also needed and that we don’t need to sign another documents after the trial period. I just have to call and make sure evrything is okay after my June 1st payment……I already signed and sent the docs because I don’t have enough time since I got it yesterday and the 1st payment is already on april 15.
